Mold
can be a problem in the summer along the more humid coastal areas of California.
It poses health risks to individuals and is difficult to eradicate. You may
want to check with your condo association and review your lease to determine
who is responsible for dealing with mold in your condo, your association or
you. Check your condo
insurance in California
to see
if mold is an exclusion.

Mold
may be difficult to locate as it tends to thrive in damp, humid environments
that have little or no exposure to light. It may grow under carpets and
floorboards, between walls, in the ceiling or inside an air conditioning unit
where you are not able to see it.

A
leak in your condo in the past may lead to the growth of mold in the future.
You may want to check areas of your condo that show signs of past water damage.
It is possible that mold could be growing in these areas. Inhaling mold spores
may cause respiratory and nervous system illnesses that may even be
life-threatening.

Should
you have a leak in your condo, have it repaired as quickly as possible to avoid
the growth of mold. You may consider purchasing mold control products to place
in strategic places around your condo where moisture tends to gather.  Also, repairing leaky faucets and grouting
and sealing ceramic tiles properly may help prevent mold.

Are
you aware of the types of damage covered by your condo insurance in California? Some standard policy exclusions
might be able to be available as an optional add-on or via an endorsement, so
it can pay to have a good understanding of the coverage available.
